Pub Makes Way for £1.5m Apartments Scheme

National property consultancy Wakemans is advising on a £1.5m scheme to convert a former public house in Heath Hayes into 25 new apartments targeted at first time and young professional buyers.

Wakemans has been appointed as project manager, employer’s agent, quantity surveyor and planning supervisor on the scheme, which is being built by Cannock-based developer Cherry Blossom Homes in Hednesford Road.

Five one-bedroom and 20 two-bedroom apartments are being developed on the site of the Badgers Rest public house and prices are expected to range from £91,000 to £140,000.

“This is an important residential development in a Staffordshire town that is really going places,” says James Shelley, client services director at Wakemans.

“Cherry Blossom Homes understands the current market demand for quality, but affordable, accommodation that fits in with the surrounding area, or better still, enhances it, and has selected a prime site in a much sought-after location.”

Cherry Blossom Homes, which was established 18 months ago, acquired the site with planning permission. While there have been no changes to the approved footprint, the developer brought in Lichfield-based architects ADC to redesign the interior layouts and make best use of the available space.

Contractor Saunders and Jennings has completed the demolition works, levelled the site and carried out ground stabilisation works. It is about to commence construction of the properties, landscaping and create an area of secure car parking.

“We are a new company with ambitions to develop quality homes across Midlands and are currently investigating a series of pub redevelopment opportunities,” says Robin Saunders, managing director of Cherry Blossom Homes.

“We keen to work with recognised specialists who will enhance our capabilities and on this, our first big scheme, Wakemans is not only taking on the key role of planning supervisor, but is also monitoring construction quality and managing cost schedules to ensure the apartments meet the specified standards and are completed on time.”
